Deed fraud is real and on the rise. What are the facts, red flags and action you can take to protect yourself?
1) Some of the most targeted properties are mortgage free, vacant, raw land, and investment/rental properties. Sophisticated fraudsters use the real property owner’s Social Security and driver’s license numbers in the transaction, as well as legitimate notary credentials, which may be applied without the notary’s knowledge, and fraudulently record a warranty deed.
2) Consider heightened scrutiny when the Seller: Wants a quick sale, Wants a cash buyer, Refuses to attend the signing and claims to be out of state or country, Only wants to communicate by text or email, Demands proceeds be wired, Unable to complete identity verification, or Wants to use their own notary.
3) Sign up through your County Recorder’s office to be alerted if something is recorded in your name to protect yourself!
